Privacy & analytics.

We use a small amount of privacy-conscious, first-party analytics to understand which community information is useful and where our general audience is located.

Site analytics

The site records visits to a short list of public and owner pages and selected actions, such as opening a community document, using a resource filter, or completing an owner access step. We use Amplitude to review these aggregate usage patterns.

A random identifier stored in your browser helps us estimate unique and returning browsers. It is not connected to your name, email address, street address, or lot number. Sessions restart after 30 minutes without activity.

Approximate location

When a page visit reaches our Cloudflare-hosted site, Cloudflare provides the connection IP to our analytics endpoint. Our server sends that IP to Amplitude so Amplitude can estimate the visitor's city, state or region, and country. We use the approximate labels for aggregate reports, not the IP to identify a visitor. We do not send a postal code, street address, latitude, or longitude.

Approximate locations can be wrong, especially when a visitor uses a VPN, cellular network, corporate network, or privacy relay. We use them only to understand broad audience trends.

What analytics leaves out

We do not send names, email addresses, street addresses, lot numbers, search text, form contents, attachment names, access codes, invitation links, exact referring URLs, or browser user-agent strings to Amplitude. We do not use analytics for advertising or sell analytics information.

Forms and owner access

Information intentionally submitted through the contact form is emailed to the board; attachments are forwarded and are not stored by the website. To limit abuse, the site keeps short-lived, one-way identifiers derived from the connection and email address for rate limiting, rather than storing the raw values in its rate-limit records.

The protected owner area stores the account and property information needed to provide owner access. That information is separate from the pseudonymous Amplitude analytics identifier.

Your choices

The analytics sender respects Global Privacy Control and Do Not Track browser signals. When either signal is enabled, the site does not send analytics events and removes its stored analytics identifier from that browser.
